Welcome to Hidden Gem RV Park. We are happy to have you stay here with us in beautiful downtown Franklin, North Carolina. To keep the RV park beautiful and ensure everyone has an enjoyable stay please read the following.
Hidden Gem RV Park reserves the right to refuse service to anyone for any reason. Rules are intended to make your stay a pleasant one and to keep the park clean and tidy. Please follow the rules or you may be asked to leave. Failure to comply with rules can result in the termination of your rental agreement and or charges to your account due to negligence.
NOTE: A Background Check is required for all long-term rentals.
CHECK-IN / CHECK-OUT
Standard check-in time is 2-6pm and the check-out time is 12pm. Please let us know if you require special accommodation. We will do our best to honor your request but it’s not guaranteed.
SAFETY
The park speed limit is 5 miles per hour. This is SLOW! The park is small, and we want to keep everyone safe and sound, so please watch your speed and always drive with caution. Be aware of your surroundings.
MAINTAIN YOUR SITE
All RV sites must be well maintained and orderly. No outdoor trash or clutter will be permitted.
No leaking water hoses are permitted. Although water is included if you are wasting water, you may be charged at the discretion of Hidden Gem RV Park for your negligence. Please be considerate. No leaking sewer hoses.
GENERATORS
Generators are strictly prohibited in the park due to the noise except in cases of emergency with permission from the park host.
ALCOHOLIC BEVERAGES
Alcoholic beverages are permitted in the park. Drunk and disorderly behavior is not permitted and is at the discretion of the park host. If you are asked to return to your RV by the host, please do so politely. Yelling and arguing with the host is never allowed and can result in termination of your site rental. Enjoy your stay but please respect the park and your neighbors.
QUIET TIME
Quiet time every day is between 10pm to 9am. Please keep the noise down to a respectable level during these times.
WATER
Water spickets are frost proof when the handle is down. If frost is expected it’s your responsibility to put your handle down during freezing temperatures. Heat strips are provided on your water spicket to help allow you to use your water when temperatures are low and must be plugged in to work. These are not intended for leaving the handle up during freezing temperatures. We recommend a heated hose as well during colder temperatures. Damage to the water system due to your negligence may result in you being responsible for damage.
PETS
All approved pets must be on a leash or caged when outdoors. No unapproved pets are allowed. Any and all new pets must be approved prior to keeping at your site. Pets are not to be left outside unattended. All pets must be walked outside of the park. There is a dog park located outside the entrance to RV Park. Please clean up after your pet and dispose of waste properly. Your pet is an extension of yourself. Any pets displaying unruly, aggressive or disruptive behavior, including but not limited to barking will not be allowed. Hidden Gem RV Park reserves the right to cancel any site rental agreement at any time your pet is deemed a nuisance. Please be considerate of your neighbors.
BATH HOUSE
Please respect the bathroom and showers. DO NOT FLUSH ANYTHING BUT TOLIET PAPER! Bathrooms are cleaned once a day at no specific time. This is NOT a substitute for cleaning up after yourself. Do not leave bathroom products or property behind when you leave. Hidden Gem RV Park is not responsible for any lost items left behind in the bathroom. Please be considerate of the other guests.
LAUNDRY
Coin laundry machines are available for use. Do not use more than one washer and dryer at a time. Never leave your laundry unattended. Hidden Gem RV Park is not responsible for any missing laundry. No washing of pet bedding or overly dirty items. Please use a commercial laundry mat for these items as well as larger items that do not fit properly in our washers or dryers. Please notify the host of any issues immediately so that other guests are inconvenienced as little as possible.
MAIL / PACKAGES
Hidden Gem RV Park does not accept mail or packages for residents. Residents are encouraged to have mail and packages sent to Going Postal located just down the road at 353 Carolina Mountain Drive. Contact Going Postal for more information. The Post Office is another option just down the road a little further at 250 Depot St. All mail and packages sent to Hidden Gem RV Park will be returned to the sender. Hidden Gem RV Park takes no responsibility for any mail or package issues.
OTHER GENERAL PARK RULES
- Each site permits 1 vehicle and 1 RV. Please do not park on the grass unless necessary and only for a brief period. We want the park to look good for you and your neighbors in the park. Please park parallel along the driveway in front of your RV so that other vehicles can still pass by. Never park in anyone’s site besides your own. Additional street parking is located on E. Palmer Street for any guests.
- Only approved residents are allowed to live at your site. No unapproved residents are allowed to live at your RV site. Violation of this policy will result in immediate eviction.
- No broken-down vehicles are allowed in the park. Disabled vehicles may be towed at the owner’s expense. If towed contact the host about where to recover your vehicle.
- Smoking is not permitted in any buildings on the property. This includes bathrooms, laundry, shed and office. No littering is permitted anywhere on the property. This includes cigarette butts. DO NOT throw cigarette butts on the ground. Littering will not be tolerated and can result in eviction. Please keep the park clean. Pick up inadvertent trash if you find any, please, and notify the host of any deliberate littering if noticed
- No fires are permitted outside of your site grill. Propane fire pits are permitted for use at your site. Please enjoy the community fire pit. Occasionally firewood will be provided, or you can provide your own firewood. You can pick up any downed branches to burn. If you start a fire, it’s your responsibility to extinguish the fire when leaving it unattended. You can be held responsible for any damage.
- No cutting of any trees or bushes in the park is allowed. Please notify the host if you feel that trimming is needed.
- No vehicle or RV washing is permitted in the RV park. Please take your vehicle or RV to a local car wash.
- All trash should be crushed and consolidated. A dumpster is provided by the park office. If the dumpster is temporarily unavailable it’s your responsibility to take your trash away. All trash must be in a garbage bag, no loose trash in the dumpster is permitted by the private trash company. No cardboard is permitted in the dumpster. Please take it to a local trash center to properly dispose of all cardboard. We encourage you to use their recycling center as well. Multiple trash and recycling centers are located around town. Remember littering is strictly prohibited.
- Nothing is permitted to be screwed or nailed to any trees or fences in the park.
